Assisting Real Estate in its carbon neutrality journey26-02-2021
Since the creation of CO2logic in 2007, we have had the chance to support several real estate players in the implementation of their carbon strategies. At the beginning, this approach was limited to a high-level diagnosis of the CO2 impact of the energy consumption of a portfolio of buildings or to the implementation of a corporate carbon footprint at the level of the organisation's offices, in order to better understand the carbon approach and its added value for the organization strategy.
Since then, the approaches have been consolidated, the ambitions have been raised, and we are now witnessing an exciting transformation of the sector. We are honored to support players who no longer hesitate to aim for the CO2 neutral label for their real estate projects and who wish to have an in-depth diagnosis of the CO2 impact of their projects. The reflections are no longer limited to energy consumption in the use phase of the building but now include key issues such as embedded carbon related to the construction works and material. When it is understood that in an office building, 60 to 80% of the impact over the entire life cycle of the building is linked to the construction works and material, it makes sense that current approaches must now include this unavoidable dimension.
This whole dynamic is also supported by the availability of more and more tools, such as TOTEM in Belgium, the E+C- experiment in France with the INIES database or the "NollCO2" certification in Sweden.
CO2logic has been able to develop an extensive sectoral expertise in the real estate sector, particularly thanks to players who are committing to "CO2 neutral" labelling for its projects, sometimes systematically, sometimes focused on a flagship project.
This approach is divided into four phases:
a tailor-made support phase in the choice of the major strategic orientations taken at the beginning of the project;
a phase of calculating the carbon footprint of the building project over its entire lifecycle, based on data available in the measurements, with results provided in tCO2e and kgCO2e/m² and benchmarked with other projects;
a phase of financial support for climate-certified projects that will avoid or sequester the same amount of CO2 as what the building will emit throughout its entire life cycle (construction works, construction materials, energy consumptions during 60 years, end of life).
